- Any written maintenance instructions from the property owner
- Whether anyone in the home is especially vulnerable to heat
Authorization matters
A tenant can report the problem and request help, but repair approval and payment responsibility may require the property owner or manager. That is handled directly and clearly before work that needs authorization.
Do not open electrical panels
Tenants should not remove HVAC panels or handle wiring, capacitors, or refrigerant components. If there is smoke, burning odor, or a severe electrical concern, turn the system off if safe and contact the appropriate emergency service.
